Hooksett moved fast even with higher mortgage rates

By West Sells NH

You've probably heard that mortgage rates went up. Freddie Mac had the 30-year fixed rate at 7.24% as of October 29. That's the number everyone's watching. Here in Hooksett, though, it hasn't slowed things down the way you might think.

In the three months ending August 31, 66.7% of Hooksett homes went under contract within two weeks of hitting the market, according to the Real Estate Data Aggregator. That's up 10.2 points from the same months last year. In other words, two out of three homes didn't sit long.

The Real Estate Data Aggregator shows the median sale price in Hooksett was $520,500, up 2.6% from last year. That's steady growth, not a big jump.

Median days on market went up to 27 days. That's 15 days longer than the same time in 2025. So not every home sold quickly. The ones that did were most likely priced right from day one.

More buyers paid over asking

Real Estate Data Aggregator. The 2025 figure is calculated from the 2026 figure minus the reported change of 4.8 points.

The Real Estate Data Aggregator found that 53.1% of Hooksett homes sold above list price in the three months ending August 31. That's up 4.8 points from last year. More than half of sellers got more than they asked for. That doesn't happen when buyers are backing off.

On average, homes sold for 102% of their list price, also per the Real Estate Data Aggregator. That's up 0.6 points from last year. Buyers weren't just meeting the price. They were beating it.

What's happening nationally

Freddie Mac had the 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted that rates went above 7% for the first time since January 2025. Across the country, the National Association of Realtors counted existing-home sales at 3.99 million in September 2026. That's a slow pace.

But Hooksett isn't the national market. The Real Estate Data Aggregator counted just 25 homes for sale here during that time, down 3.8% from last year. With so few choices, buyers are still competing for the good ones.

Hooksett came in third. Auburn and one Manchester ZIP code were just a little faster. Bedford and Suncook moved more slowly. Every town is its own little market, so it's worth looking at yours specifically.

If you're thinking about selling

Homes that are priced well and ready to show are still selling quickly. There's only 1.2 months of supply right now, per the Real Estate Data Aggregator. That's how long it would take to sell every home on the market if nothing new got listed, so buyers don't have many choices. Still, the longer days on market tell me that homes priced too high are waiting longer.

Pending sales in Hooksett were up 11.3% from last year, the Real Estate Data Aggregator shows, with 69 homes going under contract. Buyers are definitely still out there. Your price and how you prepare the house are the two things you really control.

If you're thinking about buying

A 7.24% rate from Freddie Mac does change your monthly payment. It hasn't scared off the competition in Hooksett, though. With more than half of homes still going over asking, it helps to know your numbers and be ready to make an offer when the right house comes along.

In short
  1. Hooksett is a small, fast market.
  2. The Real Estate Data Aggregator counted just 25 homes for sale and 64 sold in the three months ending August 31, 2026. Two out of three homes went under contract within two weeks.
  3. Rates are higher nationally, but local supply is still tight.
  4. One street can read very differently from the ZIP code as a whole.
